Director of Sales and Marketing

Job Summary:

Responsible for meeting or exceeding the community’s designated sales goals through direct hands-on sales as well as through building and motivating a strong sales team. Manages the sales operation’s key resources and staff. Coordinates as necessary with other on-site departments and with corporate personnel. Works closely with any public relations and advertising agency or website company to oversee and finalize all direct mail materials, newsletters, print advertising, and website content.

Job Knowledge:
Thorough knowledge of professional sales concepts and management practices
Working knowledge of all activities related to sales in a continuing care retirement community
General knowledge and understanding of the physical and psychological needs of the senior adult population
General knowledge of the applicable regulations relating to a continuing care retirement community


Sales Functions: minimum of 50 % of time

Spends at least 50% of his/her time in hands-on sales activity
Meets or exceeds own sales goals and helps ensure success of other Sales staff
Conducts all training of sales staff as needed and ensures all sales staff is knowledgeable in all areas of sales process and contracts
Sets monthly and annual individual and team goals

Administrative Functions: not to exceed 50% of time

Assists sales staff in meeting or exceeding their respective sales goals; monitors the achievement of these goals with reports to corporate or BOD as needed
Supervises the day-to-day activity of the sales staff including the Move-In and Options Coordinator
Makes written and oral reports and recommendations. Provides quarterly updates for the board of directors
Ensures that unassigned leads are distributed equitably to sales staff
Maintains a dialogue with depositors and Oak Hammock members as needed.
Oversees Ambassador program. Plans and hosts annual Ambassador Appreciation party
Ensures that timely and accurate sales reports are provided to appropriate departments
Conducts a weekly sales strategy meeting with staff. Keep staff informed of all available units and occupancy changes internally
Attends weekly meetings with Maintenance Manager, Plant Operations, and Housekeeping to coordinate all move-ins, and upgrade options
Plans and coordinates all marketing direct mail campaigns, invitations, newsletters with advertising agency
Plans and implements all marketing events and materials for a variety of events and occasions
Oversees both Inside and Outside Wait List and ensures department keeps these up to date and current. Communicates with Wait List on quarterly basis
Implements and coordinates department policies and procedures
Delegates administrative authority, responsibility, and accountability to other staff personnel as deemed necessary to perform their assigned duties
Reviews accident/incident reports and participates in the workplace safety and accident prevention program

Staffing Functions:

Participates as appropriate in the selection of Life Care Consultants and assistants
Reviews staff competence and makes necessary adjustments/corrections/training as required. Conducts annual performance reviews
Supports appropriate training of sales staff
Assures that an appropriate number of incumbent sales staff are on duty to meet the demands of the sales effort
Counsels/disciplines personnel as may become necessary, and documents such actions

Interdepartmental Functions:
Participates in inter-departmental meetings
May be appointed to serve on committees as required

Budget and Planning Functions:

Manages within the approved operating budget for the sales function
Maintains current records that reflect departmental expenditures

Safety and Sanitation Functions:

Ensures that the model unit and sales office are maintained in a clean and orderly fashion
Maintains as necessary OSHA Log of Occupational Injuries and Illness and follows posting requirements

Equipment and Supply Functions:

Ensures that a stock level of sales materials are maintained at all times


Bachelor’s Degree in Business, Marketing, Gerontology or related field. Must be willing to gain and apply additional training in CCRC sales and management practices
Ten years of successful sales experience, preferably in sales of complex, intangible products that have a long sales cycle; a minimum of five years in sales management is required
Strong personal integrity and mature judgment across diverse and challenging situations
Understanding of good interpersonal dynamics, well-developed human relations skills and positive, team-oriented attitude
Excellent oral and written communication skills
Within the scope of the job role, function independently and exercise initiative in assigning tasks, delegating responsibilities and resolving problems
Performance driven with “can-do” style and excellent time management and multitasking skills
Prompt and full execution of written and/or verbal instructions from appropriate sources
Actively seeks performance feedback and engages in on-going professional development

Expected to work beyond normal working hours in order to meet the demands of the position, including travel as necessary
